7 Step Process of Building a New Home

At Simply Living, it is our aim to simplify the process and make new home buying and building as simple as 1,2,3… so that you can be in your dream home sooner.

  • 1. Your home
    • Choose the design you love

      So, your search is over, and after all those hours of research you have found just the right block of land, and a Simply Living floorplan that you love. With the help of our New Home Consultant, we will work with you to bring your dream home together.

      If you are just beginning your search our New Home Consultant will be more than happy to help you find a Simply Living floorplan and block of land that will suit your lifestyle and your budget.

      At this point your New Home Consultant will be able to provide you with a quotation on your new home.

      Once your preliminary deposit is paid you will receive a site plan of your new home sited on your land. At this stage you will also need to speak to your bank or mortgage broker to ensure that finance is available to you. If you don’t have a broker our team will be happy to help you find just the right person to find a home loan that suits your needs.

  • 2. Your land

      We will organise your soil test and a site survey and request your land title information.

  • 3. Colour selections
    • We make your choices simple

      Now it’s time to turn your house into a home! At Simply Living, our experienced colour consultants have taken all the hard work out of colour selections by creating a contemporary range of interior and exterior colour schemes for you to choose from. With six exteriors and six interiors schemes, such as Simply Resort, Simply Industrial and Simply Natural, there is something for every taste and style, allowing you to concentrate on adding your unique touches in furniture, drapes and decor.

  • 4. Contract
    • Fixed price contract

      All of your documentation comes together in your HIA fixed price contract and the second part of the deposit is due for payment.

  • 5. Let's get started
    • Permits and ordering stage

      Once the contract is signed, we will organize all of the permits required to commence construction and begin ordering materials from our suppliers in preparation to start building your home. You’ll also need to have unconditional finance approval from your lender.

  • 6. Construction
    • Turning the soil

      Your dream home is about to come to life before your eyes, on time and on budget. This is how it’s done.

      1. Preparing the base, installing sub drains and pouring your slab (laying your home’s foundations)
      2. Framing (supporting structures for walls, roof and ceilings)
      3. Lockup (windows, doors and walls erected- so your home can be locked up!)
      4. Fixing (plumbing, electrical, tiling and other design features all installed)
      5. Completion & walk through (your home is almost complete and it’s time to take a look)
      6. Pick up your keys and move in!
